Cladfit was recently asked to undertake a replacement of the old fascias, soffits and gutters with modern UPVC soffits an fascias. The work took place at a property in South Benfleet in Essex.
What are fascias?
As many people aren’t familiar with the term, here’s a bit of a reminder. The fascia board is a long straight broad running along the lower edge of the roof, it’s fixed to the lower end of the roof trusses and supports the bottom row of tiles and also carries the guttering. When it rains heavily, several gallons of water per second run off the average roof into gutters so it’s important that the fascias and soffits are in good order.
What are Soffits?
The soffit is also a board but this runs under the fascia board along the house. It’s quite visible from the street. Soffits can be ventilated and allow flow of air into the roof area so are very important in keeping roof spaces dry and in good condition. Ventilation prevents condensation in the roof area and helps prevent timber decay in your roof.
Replacing timber fascias with UPVC in South Benfleet, Essex
This particular property in South Benfleet, Essex, although modern, had the original timber fascias and soffits on the gable end and these had become rotton, which often happens as timber has a shorter life and less durability than UPVC fascias and soffits. The customer decided to replace everything whilst dealing with the rotten timbers, ensuring a longer life for the roof and better weather protection for their home.
UPVC Soffits and fascias are now often the choice instead of timber
Timber used to be the common choice for fascias on properties right up until about 30 years ago and some properties still have timber fascias today, particularly period properties, but even if you’ve got an old property, you can still have more durable, maintenance free UPVC fascias and soffits fitted and because of the many styles and colours that Cladfit can provide to match your property’s requirements and look, you wouldn’t know the difference. Modern UPVC soffits and fascias can even look just like wood but with none of the hassle. What you will notice is that you don’t have to worry about bad weather rotting your fascias or soffits if they’re got UPVC, and you don’t have to get up a ladder to maintain and paint them or pay someone else to do it.
